HOW WE DO IT

We purchase performing but undervalued apartment communities in growing markets. We do this by partnering with equity investors like you to finance the down-payment, closing costs, and rehab budget.

After we close on a property, we immediately start re-positioning it, using creative strategies – and old fashioned hard work.

Our improvements allow us to raise rents and lower vacancies. We also audit for inefficiencies and eliminate unnecessary expenses.

These changes quickly add up to increase the property’s net income. Since equity investors like you are our majority shareholders, most of this income is paid out to you through quarterly cash-flow distributions.

The value of an apartment building is based on its annual net operating income. The higher the net operating income, the higher the value of the building. So as we raise the operating income, we also force up the value of the building.

Once a property’s value reaches our exit criteria, we list it for sale. Upon sale, the majority of the profits is immediately distributed back to our equity investors.

This apartment community from the late 1970’s was recently acquired and is now in the process of being repositioned.

Exterior and landscape improvements are currently being evaluated in order to increase the rent-appeal of the property.

Water saving improvements have already been made, and a utility bill-back program is rolled out as leases renew and new residents move in.

Moving the property’s old “leasing office” out of the unit where it was located has added one more rentable apartment – increasing the properties operating income.

When residents don’t renew their leases or move out, vacated apartments are rehabbed to modern standards – and full market rents.

Like for all our properties a specialized management company has been contracted to operate the property more efficiently. To date, the project is on track to achieve its goal of doubling its investors’ equity.

38 Apartments – Yuba City, CA

This apartment community just north of the booming Sacramento MSA was built in the late 1960s. Its previous ownership group was preoccupied with other businesses and could not give it the attention it needed. The property looked ‘tired’ and most units’ interiors were long overdue for replacement.

Immediately after the acquisition, the property received extensive exterior and landscaping improvements, greatly improving its curb appeal.

Over the last two years, about two-thirds of the units were fully rehabbed, which allowed rents to be raised to their full market potential. Water-saving fixtures were installed throughout, and a utility bill-back system was implemented to further save water – and money.

To increase its axillary income, the old laundry contract was cancelled and brand new, wholly owned laundry equipment was installed.

These and other changes have resulted in a higher standard of living for the residents and caused the net operating income and property value to more than double.

This portfolio from the late 1970’s, is a testament to the benefits of long term apartment ownership in growing markets.

Acquired in 2013, the exterior of these apartments has been thoroughly renovated, significantly improving curb appeal.

Any vacated apartments were rehabbed to the latest standards, including stainless steel appliances and granite countertops.

By providing top-quality apartments and service, and by placing highly qualified tenants, delinquencies are very low while tenant retention rates consistently exceed market averages.

High-end rehabs, combined with strong market conditions, have resulted in rents on new leases more than doubling over the 8+ years holding period.

These higher rents have driven the annual cash-on-cash yield of the portfolio up to a spectacular 25%+.

During the holding period, the investor’s equity in the portfolio has grown to more than five times the invested amount.

Marco Schweighauser

Principal

Marco is a Swiss-born, Texas based software engineer, entrepreneur, and real-estate investor. He uses his highly analytical, detail oriented mindset to thoroughly underwrite submarkets and properties to find hidden gems for his investors.

Marco’s many years of project management experience and construction background help keep everything on track during the properties’ repositioning phase.

When he is not busy finding our next deal, Marco likes to spend time hiking with his wife Dina.

Chris Vandervaart

Principal

Originally from the Netherlands, Chris is a California based, full-time real estate investor specialized in purchasing and operating value add apartments and self-storage deals.

His BS. in Business Economics, experience with rehab work, and 8+ years of profitable, hands-on apartment ownership help him navigate apartment syndication and operations’ intricacies.

He likes to share his passion for real estate by presenting on the subject to the San Francisco-based VIG real estate meetup group, which he has co-hosted for over five years.
